CANADIAN CONVENTIONS
With less than 20% down, a 30-year insured mortgage requires a first-time buyer or a newly built home.
Your payment is based on the selected rate. Mortgage rates may change at renewal during the amortization period.
HOW IT WORKS
Your mortgage balance starts with the purchase price minus your down payment. If your down payment is below 20%, mortgage default insurance will normally be required and its premium may be added to the mortgage.
Canadian quoted mortgage rates are compounded twice a year. Urbyn converts that quoted rate to the correct payment-period rate instead of simply dividing it by 12.
For an insurable home below $1.5 million, the current minimum is 5% of the first $500,000 plus 10% of the portion above $500,000. Homes at $1.5 million or more require at least 20% down.
Plain bi-weekly and weekly schedules spread 12 monthly payments across the year. Accelerated bi-weekly uses half the monthly payment every two weeks, increasing the amount paid annually.
Plan for strata fees, property taxes, home insurance, utilities, maintenance, closing costs and possible special assessments. Qualification rules may also differ from this estimate.
Mortgage default insurance thresholds, premiums and 30-year eligibility are based on current Canada Mortgage and Housing Corporation guidance. Rules and lender decisions can change.
