Understand the cash and financing trade-off
Your down payment reduces the base mortgage. The minimum depends on purchase price, while the 20% threshold generally determines whether mortgage default insurance is required.
Current minimum structure
Homes up to $500,000 require at least 5%. Below $1.5 million, the portion above $500,000 requires 10%. At $1.5 million or more, the minimum is 20%.
Insured mortgages
Below 20% down, eligible mortgages generally require default insurance. The premium depends on loan-to-value and is commonly added to the mortgage.
Conventional financing
At 20% down, mortgage default insurance is generally not required, reducing the financed balance by the amount of the avoided premium.
30-year eligibility
For an insured mortgage, 30-year amortization is available to first-time buyers or buyers of newly built homes, subject to lender and insurer requirements.
