CANADIAN QUALIFICATION

Mortgage affordability

HOW IT WORKS

A practical Canadian affordability estimate

Mortgage affordability compares the payment and ongoing housing costs with gross household income, then accounts for recurring debt obligations and the available down payment.

GDS and housing costs

Gross Debt Service includes the qualifying mortgage payment, property tax, heating and 50% of condo fees. This estimate uses CMHC's 39% maximum threshold.

TDS and other debts

Total Debt Service adds monthly debt payments to housing costs. This estimate uses CMHC's 44% maximum threshold.

Mortgage stress test

The qualifying payment uses the greater of the entered contract rate plus two percentage points or 5.25%, following current federal guidance.

Down payment and insurance

The result also respects current minimum down-payment, insured-purchase-price, mortgage-insurance and eligible amortization rules.

Official qualification sources

Rules and thresholds are based on current CMHC, Financial Consumer Agency of Canada and OSFI guidance. Individual lenders may use stricter underwriting.
