URBYN

PULSE METHODOLOGY

Data that can explain itself.

Urbyn Pulse stores each observation with its area, series, source URL, reporting date and retrieval record. Page requests read stored observations; they never fetch government datasets live.

Housing construction

A housing start follows the CMHC Starts and Completions Survey methodology. Annual municipality totals are republished by BC Stats. Monthly starts, completions and homes under construction come from CMHC Table H10 and use an exact verified Census Subdivision identifier for each municipality. A dash or missing value remains unavailable rather than becoming zero. Approved-not-started inventory is not displayed because the current municipal workbook does not publish that measure.

Construction momentum

This is an Urbyn calculation: the latest annual housing-start total compared with the average of the available preceding years, up to five. It describes pace and is not a forecast.

Urbyn development pipeline

Proposed homes sum the verified unit counts in Urbyn project records. Early Watch and presale counts represent different discovery stages. They are proposals and market records, not approvals, starts, completions, or guaranteed supply.

Housing target pace

Urbyn stores the Province of BC five-year Housing Supply Act target and the officially reported net-new units for the stated reporting period. The percentage of the five-year target and comparison with the Year 1 target are Urbyn calculations; they do not forecast later delivery.

Source approval

A source must be stable, attributable and approved for Urbyn’s intended display. Resale benchmark data remains hidden while commercial display rights are unresolved.

Validation and revisions

Observations fail closed when values are malformed, dates are invalid, or a change exceeds a conservative anomaly limit. Corrected releases can be retained as revisions rather than silently replacing their history.
